Sun City, Arizona, was the first 55+ active adult community in Arizona.  Plus, it was the first in the entire country. Del Webb, the developer, started in 1960, and it now has over 26,000 homes, 11 golf courses, and countless amenities and social clubs. Sun City is renowned for its incredible home values, low property taxes, and minimal association fees.

On New Year’s Day, 1960, Del Webb’s Sun City, Arizona, opened its doors to the public. The years of anticipation of a community for active adults led to an astonishing 100,000 visitors who toured the property on the first weekend. Sun City Homes sold 400 homes in the first month and 2,000 in the first year, making it one of Arizona’s most popular active adult communities. From 1960 to 1978, Del Webb continued to build a community that catered to the retirement dreams of thousands of Americans. According to Sun City Real Estate, this active adult community is now home to 40,000 full and part-time residents.

Despite constructing more newly established active adult communities in Arizona, Sun City, Arizona, remains a popular retirement destination.  The community is preferred by buyers who want low property taxes, reasonably priced homes, and mature landscaping in a good location near extensive shopping and close to the highway. These attributes, along with newly remodeled Sun City Homes and recreation centers, make this 55+ community a value that cannot be ignored.

Del Webb pioneered the active adult concept that residents should live in a self-contained community with access to nearly every imaginable amenity. Sun City Amenities

Sun City Real Estate is known for its residents’ vast amount of amenities.  Other active adult communities in Arizona use Sun City, Arizona as a model for their amenities. The Sun City community boasts one of the highest golf holes per capita of any active adult community in the country.

Although it has been a favorite destination for golf enthusiasts, there are many exciting attractions for non-golfers. Seven recreation centers within Sun City Homes host many amenities, including restaurants, fitness centers, indoor and outdoor swimming pools, indoor walking track, racquetball courts, woodworking shop, and numerous hobby and card rooms.

An estimated 200 clubs and interest groups are represented, and the community also hosts an exciting lineup of fun activities that include fitness classes, continuing education, parties, and organized trips to area attractions.

Sun City, Arizona, is known as “The City of Volunteers” for its overwhelming sense of community organization and resident participation. The impeccably maintained grounds, well-manicured shrubs, and trash-free boulevards are attributed to the volunteerism of the residents. Association fees are reasonable, and property taxes are among the lowest in the country.

In addition to all of the above, this active adult community is home to 30 churches, a synagogue, social hall, grand ballroom, a performing arts theater, two libraries, and an on-site hospital.

The outside areas are significant for those that like to explore the outdoors with amenities that cater to physically active adults. On any day of the year, it is common to see residents walking on the miles of trails or socializing with friends on the pickleball, tennis, horseshoe, lawn bowling, and bocce ball courts. Plus, the softball field and fishing lakes are great places to take the grandkids when they visit.

Sun City Arizona Homes are applauded for its affordability. As expected, homes built in the 1960s and ’70s show their age and lack some modern features and floor plans favored by active adults. However, many homes have been remodeled and now incorporate designs that include open floor plans, modern kitchens, and desirable finishes. Del Webb and Sun City Real Estate offered over a hundred different floor plans throughout the 18-year construction. However, due to remodeling, many homes no longer retain the original floor plan for when the house was built. Buyers can select ranch-style single-family homes, patio homes (duplexes), and garden condos. The many home styles and prices accommodate buyers of almost any budget.

Area

Sun City, Arizona, is located 16 miles northwest of downtown Phoenix. While initially constructed in the middle of the desert, the explosive growth of the northwest valley has surrounded the community with great shopping and many social and cultural attractions. Residents can enjoy the Arrowhead Mall, Challenger Space Center, West Valley Art Museum, Wildlife World Zoo, Arizona State University-West, Rio Salado College, and Lake Pleasant within six miles. Plus, sports enthusiasts will enjoy the proximity to sporting venues hosting local teams such as the Cardinals (NFL), Coyotes (NHL), and several Major League Baseball spring training camps.
